On-site BIM Engineer/Operator
This role supports construction projects by preparing and coordinating architectural and MEP drawings and BIM models, requiring hands-on drafting experience.
Work Contents
This position will work closely with engineers and the on-site construction project team to support the preparation and coordination of architectural and MEP drawings and BIM models.
This role is well suited for someone with hands-on BIM and drafting experience in architectural and/or MEP fields, who can support the project team in preparing construction drawings, as-built drawings, 3D models, coordination drawings, and shop drawings.
Main Responsibilities
- Prepare and revise architectural and MEP construction drawings
- Prepare as-built drawings
- Create and update 3D BIM models
- Prepare coordination drawings and shop drawings
- Review drawings and specifications
- Coordinate with engineers, contractors, and construction team members
- Support drawing coordination for mechanical, electrical, plumbing, and architectural works
- Ensure drawings are accurate and aligned with project requirements
- Provide on-site BIM/drafting support as needed
- Any other works designated by the company
Requirements
Required Skills and Experience
- Experience in architectural or MEP drafting, and BIM model creation
- Experience using Rebro or Revit
- Ability to prepare 3D models, coordination drawings, and shop drawings
- Ability to read and understand construction drawings and specifications
- Experience working with contractors, engineers, construction firms, or related project teams
- Ability to work with drawings and specifications written in English
- Business-level English or Japanese ability
Preferred Qualification
- Bilingual ability in English and Japanese
Required License
- Japanese Driver's License (Please consult with us beforehand if you do not currently have one.)
- Legal resident of Japan (Resident / Work visa)

Salary Details
- Base Salary: 260,000-400,000 JPY per month (Salary is determined by skills and experience).
- Qualification Allowance: 5,000-50,000 JPY (Depends on the type of license/qualification).
- TOEIC Bonus: 10,000 yen (for scores over 900; candidates from countries where English is an official language are excluded).
- Commuting Allowance: Applicable when one-way distance is over 2km (Up to 30,000 JPY per month).
- Free parking lot is available.
Working Hours & Holidays
- Hours: 8:00–17:00 (1 hour lunch break). Some overtime work may occur.
- Holidays: Saturdays, Sundays, and other days as specified by the company (124 non-working days per year).
- Annual Leave: 10 days provided after 6 months of service.
Compensation & Benefits
- Bonus: Twice a year (July and December), calculated as Base salary x 2.0 total (Results from previous year is 3.0).
- Pay Raise: Once a year (Spring).
- Retirement Bonus: Applicable upon reaching 1 year of service.
